There’s a common belief that nobody buys a home once the leaves start falling. I hear it from sellers every year, and I don’t agree. Buyers who shop in the cooler months often have a real reason to move, and they want to get settled without a long wait. If you’re thinking about selling, here’s how I’d get your home ready.

Make the first impression count

Buyers form an opinion before they ever reach your front door. Clear fallen leaves from the walkway and driveway, tidy the planters, and make sure the porch light works. It gets dark early now, and many showings happen around dusk. A bright, clean entrance tells buyers the house has been cared for. If snow is in the forecast, keep a shovel and salt by the door and clear the path before every showing.

Let in every bit of light

Shorter days can make a home feel smaller and darker than it really is. Before each showing, open all the blinds and curtains. Turn on every lamp and overhead light, even in the middle of the afternoon. Replace burned-out bulbs, and try to use the same warm bulb tone throughout so the rooms feel consistent. Clean windows help more than you might expect.

Make it feel warm, not just look warm

Buyers notice temperature right away. Set the thermostat to a comfortable level before a showing so people want to linger. This is also a good time to have your heating system serviced. An inspector will look at it later, and a well-maintained system is one less thing to negotiate over. Give coats and boots a tidy spot near the entry too. It shows buyers how the home works in real life.

Keep the seasonal decor simple

A little seasonal charm is nice. A wreath, a couple of throw pillows, a bowl of apples. Keep it light, though. Heavy decorating can crowd the rooms and pull attention away from the home itself. Aim for cozy, not themed. You want buyers picturing their own life in the space, not yours.

Price for the market you’re in

Pricing matters in every season. The right number depends on your home’s condition, your neighborhood, and what comparable homes are doing right now. I’d rather walk through your home and look at current activity with you than guess from a distance. Please don’t base your price on what a neighbor hoped to get last spring. Buyers today are comparing today’s options.

Let’s talk it through

If you’re considering a sale this fall or early next year, I’m happy to walk through your home, share what I’m seeing locally, and help you build a plan that fits your timeline. Reach out anytime. No pressure, just a friendly conversation, preferably over a good cup of coffee.
