Colonial-style Westchester home with autumn foliage and a tidy front walkway

Westchester property taxes are among the biggest ongoing costs of owning a home here, and the amount can differ a lot from one town and school district to the next. Before you fall in love with a house, look at its actual tax bill, not just the list price.

Hi, it’s Priscila Ny with Dorman Homes Team. When buyers start touring in Westchester County, NY, taxes are one of the first surprises. A monthly payment that looks comfortable can feel very different once taxes are added. Let’s walk through how it works, with a cup of coffee in hand.

What is included in a Westchester property tax bill?

Your bill generally combines several pieces: county, town or city, and school taxes, and in some places a village or special district too. School taxes are often the largest piece, which is why the school district you buy in matters so much.

Two homes with the same price can have very different bills. That is normal here. It is one reason I tell buyers to compare the total monthly cost of a home, not just the price tag.

Why do taxes vary so much between Westchester towns?

Taxes vary because each town, village, and school district sets its own budget and tax rate. A home in Scarsdale and a home in Yorktown, for example, can land in very different tax situations even at similar prices.

I won’t quote rates here because they change. Ask me for the current bill on any home you are considering. If you are still working out a budget, my post on what $750,000 buys you in Westchester County is a good companion read.

How should buyers plan for property taxes?

Plan for taxes the same way you plan for your mortgage: as a fixed part of your monthly budget. Here is the checklist I walk through with buyers:

  1. Ask for the most recent tax bill on every home you tour.
  2. Check whether any exemptions currently apply, and whether they would transfer to you. Often they do not.
  3. Ask your lender how taxes factor into your monthly payment and escrow.
  4. Remember that assessments and rates can change after you buy.
  5. Talk with a tax professional about how taxes fit your own situation.

Taxes are also one of the costs buyers tend to overlook, which I cover in the hidden costs of homeownership.

Can you challenge a property tax assessment?

In New York, homeowners can generally ask for a review of their assessment through a formal process, and deadlines and steps depend on the municipality. If you think a home is assessed too high, talk with a local tax professional or attorney about whether it is worth pursuing. I can point you in the right direction, but I am not a tax advisor.
