Closing costs in Westchester County are the fees you pay, on top of your down payment, to finalize a home purchase. They typically include lender fees, title insurance, attorney fees, and government taxes and recording charges, and your lender will give you a written estimate early in the process.

Hi, it’s Priscila Ny of Dorman Homes Team. Closing costs are one of the questions I hear most from buyers, and they are also one of the easiest to overlook. Let’s walk through what they are so nothing catches you off guard at the closing table.

What are closing costs when buying a home in Westchester?

Closing costs are the one-time expenses due when the sale becomes final. They are separate from your down payment and your monthly mortgage payment. The exact total depends on your purchase price, your loan, and the town you are buying in, so I never like to hand buyers a single number. Instead, ask your lender for a loan estimate and plan around that.

What fees usually make up the total?

Most buyers see a mix of the following. Not every item applies to every purchase, so use this as a checklist of things to ask about:

  • Lender fees, such as origination, underwriting, and credit report charges
  • Appraisal fee, which the lender requires on most financed purchases
  • Title search and title insurance
  • Your real estate attorney’s fee
  • Mortgage recording tax and other government recording charges
  • Prepaid items, like homeowners insurance and a portion of property taxes held in escrow

Your inspection is paid earlier, before closing, so it is easy to forget when budgeting. I cover that and other surprises in my post on the hidden costs of homeownership.

Why do closing costs feel different from town to town?

Because the price of the home and the local tax picture both change what you owe. A condo near the train in White Plains and a colonial in Pleasantville will not produce the same bill. Property taxes in particular affect how much you set aside for escrow, and they vary a lot across Westchester County. If that is new territory, my guide on how Westchester property taxes work is a good companion read.

How can you plan ahead and avoid surprises?

Start early and ask questions. Here is the order I suggest to my buyers:

  1. Talk with a lender before you start touring, so you know your estimated costs up front.
  2. Keep your closing funds separate from your down payment in your budget.
  3. Review your loan estimate line by line, and ask about anything unfamiliar.
  4. Hire a real estate attorney early and ask what their fee covers.
  5. Look at the final closing figures a few days before closing, not the morning of.

Closing costs also come up once you are ready to write an offer, and they can shape how you structure it. You can read more in what buyers should know before making an offer. I am not a lender, lawyer, or tax professional, so please confirm the details with yours.

Quick FAQ

Who pays closing costs in Westchester County?

Buyers and sellers each pay their own share. Buyers cover costs tied to their loan, title insurance, and attorney. Sellers have their own costs, including their attorney and certain transfer taxes. Your attorney can explain exactly how it splits on your deal.

Can closing costs be negotiated?

Sometimes. Some fees are set by the government and cannot change, while others, like certain lender or provider fees, may be shopped around. A seller credit toward closing is also possible in some deals, depending on the market and the terms.

When will I know my exact closing costs?

Your lender gives you an estimate soon after you apply, and the final figures arrive shortly before closing. Review both carefully and ask questions early.
